Licensed Agents

Besides our regular hours we are available “after 5:00” and all day Saturday and Sunday – the times your prospective tenant needs us most. All staff members are highly experienced and do an outstanding job in promoting your home on the phone and during showings.

Advertising Your Property via an extensive network developed during our 35 year history gets your home rented quickly with minimal vacancy. The day you sign your management agreement with Rentals We Got’em, we immediately begin to promote your property by:

Placing “For Rent” signage on your property

Personally phoning and emailing prospective tenants who have previously contacted us looking for a rental that matches your property. We do not send a “blast group fax or email” etcetera, hoping someone will call us – instead we get on the phone and call all prospective tenants.

Rather than just sending information to these prospective tenants, we have found it more efficient and productive to pick up the phone and give them a call. We work our prospective tenant list on a daily basis, staying in contact with them. The extra steps we take, keep an up-to-date list of interested tenants looking to rent your home. This personalized service has a big payoff it gets your home rented quickly.

We have developed over 350 excellent – result producing sources that we send your rental information to. These sources include other real estate agencies/agents, relocation companies, and the largest employers in our market area.

Placing a Quality Tenant in Your Home
Yes – we do the normal background checks and Credit Bureau checks that most companies do. 

But we go beyond this. We make sure that one of our actual owners/family members, who are licensed real estate agents, meets personally with the prospective tenant. Why is this important? With the 35+ years of experience we have learned to size up the character of prospective tenants. If they interact in a professional manner, have well behaved children; they, their children, and their cars are clean and well maintained – then that is generally how they will live in your home and maintain it. If they interact with a bad attitude, drive a beat-up dirty car, are dressed in dirty clothes themselves – you can bet this is not what you want living in your house.

We find the right Quality Tenant for you. You can have “peace of mind” knowing you have an experienced management company screening your tenants for you and placing the right tenant in your home. Leasing & Occupancy
The Lease and All Required Mandatory Disclosures. We are members of the San Diego Board of Realtors. This source, along with our continuing liaison with our Tenant/Landlord Attorney, keeps us abreast of the latest legal changes. We use the “California Association of Realtors®” forms when preparing your lease and required disclosures. You can be assured your lease agreement will be accurate, up-to-date, and contain all the mandatory disclosures required by California Law.

Home Inspections – Preserving Property Condition 
Digital Camera Pictures – Written Notes of Property Condition are made before that first tenant moves into your property and repeated between all future tenants. Additionally we require all tenants to make their own independent written inspection at move-in; notating any damage at the time of their move-in. Having a “Tenant’s Own Documentation” is a valuable 2nd step – should tenants protest the cost of “damages/repairs” that were deducted from their returned security deposit. Having not only Digital Camera Pictures, our Property Condition Notes, but most importantly – the “Tenant’s Own Documentation” proves invaluable in winning in the favor of the owner in small claims court.

Monitoring You Home While Rented. This is done by our unique system we have developed that establishes a 7/24 watch over your home.

Periodic Drive-By Inspections are done on properties not governed by a Home Owner’s Association Neighborhood Check. Any deficiencies are noted and the tenant is notified in writing. Interior inspections are conducted when considered appropriate.

Maintenance
High Quality Repairs and Maintenance, at lower cost to owner. Rentals We Got’em coordinates the maintenance and repairs on the properties we manage. Whenever possible, we rely on licensed “handymen” that we contract to perform routine maintenance and repair work. By using a licensed “handyman” whenever possible, our owners can be assured that they are receiving quality work at a price much lower than if the work had been done by a “trade specialist”. However, there are times/events that arise that a “trade specialist” must perform the necessary repair on your property. Over the years we have developed relationships with trade specialists in various fields that we can rely on for high quality work at a low cost. 

Tenant Repair Request Resolved with no cost to owner. Often we can resolve a tenant’s repair need on our own without you having to incur costs. (E.g. most non-working electrical items in your home stems from a tripped breaker or an appliance/furnace that has become unplugged. “Chirping noises in the night” are often only a smoke detector whose battery is becoming low.) Sometimes needed repairs are caused by the tenant; beyond your normal wear and tear. The various “handymen” and “trade specialists” we use keep us informed of any repair work caused by the tenant. We make sure such repairs are paid by the tenant, not the owner.

Documentation & Notification of Repair Work. We quickly notify you of any major repair items that arise. Copies of invoices for all work performed are included with the owner’s monthly statement. We do not add a “surcharge/handling fee” to invoices.

Accounting
Rents are Collected on the first of each month with a few days grace period. Owner’s checks are mailed out 24 hours after receipt of rent.

Bill Payment – Direct Deposit to Bank. We will send your monthly rent check directly to your bank and pay bills relating to your rental property (such as HOA dues and property taxes) free of charge.

Monthly Statements that are easy to ready and understand are prepared by our sophisticated property management software system.

Year-End Tax Statements for provided to owners to help simplify income tax preparation.

Management Fee
Our Fee Structure to Owners is Simple and Fair – We don’t get paid unless you do!

There are no setup fees, bill payment fees, advertising costs, etc. We pay all advertising costs to get your unit rented. 

Unfurnished Rentals – Ten percent of rent collected. $200 leasing fee – at time new tenant moves in.

Furnished Rentals – Twenty percent of rent collected.
